The hotel
The BoTree opened in 2023 on the site of a former car park off Marylebone Lane, which tells you something about how quickly the neighbourhood moves. The building is striking from the outside and more so within, with a bold design-led interior built around contemporary art, rich colour and a lively energy that most Marylebone hotels do not attempt.
Part of the Hilton Curio Collection, it positions itself as a neighbourhood hotel with a destination mentality. For a recent opening, it has established itself quickly, with consistently strong reviews for room quality and public-space atmosphere.
The experience
The BoTree is built as much around its public spaces as its rooms. The lobby sets the tone immediately, with planting, colour and a warmth that feels deliberate without being contrived.
LAVO, the coastal Italian restaurant, occupies two floors and has become one of the more talked-about dining rooms in Marylebone since opening: the viral twenty-layer chocolate cake being the most visible evidence of that. A private screening room, a twenty-four-hour gym and two bars complete the offer.
The hotel’s location at the junction of Marylebone Lane, Welbeck Street and Henrietta Place makes it genuinely well placed between Marylebone, Mayfair and Soho.
The rooms
Rooms across the 199-key property are punching above their weight for size, quality and finish, with suites drawing particularly strong praise.
The Marylebone Lane Suite at 46 square metres includes a king bed, separate living space and a balcony overlooking the street. Underfloor heating and air conditioning are standard in suites.
Controls for lighting and temperature are smart and take a brief orientation, which the team are noted for explaining well on arrival. Jasper Conran crockery is the kind of small detail that signals the level of attention to fit-out throughout.
Food and drink
LAVO is a coastal Italian restaurant from the Tao Group, which also operates Hakkasan and Yauatcha. The menu runs from handmade pastas and wood-fired pizza to sharing plates and the showstopper twenty-layer chocolate cake. Average spend is around £110 per person, though a weekday set lunch starts from £29 for two courses.
The BoTree Bar operates as a more casual alternative. Sunday roast is a newer addition and has been well received.
The neighbourhood
The hotel sits at the quieter end of Marylebone Lane, a cobbled street of independent boutiques and cafes that runs through the centre of the village.
Bond Street Underground is a short walk south, giving access to the Central and Jubilee lines. Oxford Street is minutes away, Marylebone High Street is five minutes north, and the restaurants and streets of Mayfair and Soho are both within a comfortable twenty-minute walk.
What makes it special
The BoTree is the newest and most architecturally confident hotel in Marylebone, opened in 2023 on the site of a former NCP car park and already one of the more talked-about additions to the neighbourhood.
LAVO, the coastal Italian restaurant from the group behind Hakkasan, has made a name for itself on its own terms: the twenty-layer chocolate cake alone has achieved a level of social media notoriety that says something.
The hotel's position at the junction of Marylebone Lane, Welbeck Street and Henrietta Place puts three distinct London neighbourhoods within a short walk.

Design-focused guests who want a newer hotel with genuine energy, a lively Italian restaurant and strong room quality. It is part of the Hilton Curio Collection, so not independent — worth knowing.
